KNB Builders: A Real Estate Success Story

In 2017-18, Monkey Ads & Studios took on the digital marketing mandate for KNB Builders, a real estate developer based in the Varachha area of Surat. The challenge was unique—they wanted to target leads exclusively from the Kathiyawadi Patel community. Despite knowing that Meta’s (Facebook at the time) ad platform didn’t allow such precise targeting due to policy restrictions, we accepted the challenge.

The Initial Challenge: Custom Targeting Limitations

While the client was adamant about targeting only Patel community members, Meta’s platform had no such filters available, and manual audience creation based on surnames like Sawani, Sutariya, and others didn’t deliver the desired results. Our initial attempt to create a custom audience using these surnames didn’t perform as expected, leading to low-quality leads and a disappointing outcome. Although this was a setback, it gave us valuable insights into the complexities of audience targeting in digital marketing, particularly in real estate.

Despite these challenges, we continued to maintain our commitment to ethical advertising and stayed away from any practices that would compromise data privacy or platform policies.

Turning Challenges into Success: The 2023 Comeback

Fast forward to 2023, KNB Builders reached out again, but this time with a new requirement—targeting only Mehsana Patels. Although we knew from previous experience that surname-based targeting wouldn’t work, our past efforts were about to pay off. By utilizing advanced digital marketing strategies such as behavioral targeting, interest-based segmentation, and geographic localization, we crafted a fresh approach.

Instead of focusing on names, we developed highly targeted campaigns that reached the intended audience through contextual advertising and demographic filters that aligned with the real estate market. By leveraging Facebook and Instagram Ads, optimized landing pages, and highly relevant content marketing, we built a funnel that attracted high-quality leads.

The Results: A Remarkable RoAS of 375+

Our data-driven approach led to one of our most successful real estate campaigns to date. The blend of strategic ad placements, personalized messaging, and continuous campaign optimization resulted in a Return on Ad Spend (RoAS) of 375+, an extraordinary figure in real estate digital marketing.
